Define: Deed Of Reconveyance

A deed of reconveyance is a legal document used in real estate transactions to transfer title or ownership of property back to the borrower once a mortgage or deed of trust has been fully paid off. It is typically executed by the lender, trustee, or mortgage holder, releasing their claim or lien on the property and confirming that the borrower has satisfied all obligations under the loan agreement. The deed of reconveyance serves as evidence that the borrower has fulfiled their financial obligations and is now the rightful owner of the property, free and clear of any encumbrances. Once recorded with the appropriate government office, such as the county recorder’s office, the deed of reconveyance completes the process of releasing the mortgage or deed of trust from the property’s title.

A document used as evidence for the full payment of a mortgage. This is issued by the mortgage holder to the debtor releasing him from his liabilities by indicating in the document that the mortgage has been paid in full. It is recorded in the county where the property is located.
