Define: Vesting Deed

A vesting deed is a legal document that transfers ownership of real property from one party to another. It typically contains information about the parties involved, a legal description of the property being transferred, and the terms and conditions of the transfer. The term “vesting” refers to the process of transferring ownership rights, title, and interest in the property from the grantor (the seller or transferor) to the grantee (the buyer or transferee). Once a vesting deed is executed and recorded with the appropriate government authority, it establishes the legal ownership rights of the grantee and serves as evidence of ownership. Vesting deeds are commonly used in real estate transactions to convey ownership of property and establish clear title.

In land law, `voluntary waste’ is any active alteration of the land or its buildings. Knocking down a wall would constitute `voluntary waste’.
