Demise typically refers to the transfer of property, especially land or real estate, from one party to another. It often involves the conveyance of a leasehold interest in property, where the lessee (tenant) gains possession and use of the property for a specified period, usually in exchange for rent payments, from the lessor (landlord). In maritime law, “demise” can also refer to the transfer of a ship, where the owner (lessor) grants possession and control of the vessel to another party (lessee) for a specific period or voyage. In essence, “demise” involves the temporary transfer of rights and interests in property, subject to the terms and conditions agreed upon between the parties involved.
